Simplifying homeownership

We can custom tailor a caretaking program that fits your individual needs.  From simple weekly visits while you're away, to a full schedule of managed seasonal services.  Below are examples of some of the seasonal services we offer.

Seasonal services

  • PLUMBING: Turn water service to all fixtures, outdoor spigots, outdoor shower
  • WINDOW WASHING: Wash windows inside and out, wash storm windows
  • HVAC: Service Air conditioning systems, replace filters, test operation
  • EXTERIOR POWER / SOFT WASH: Power and soft wash all exterior trims, arbors, gates, fences and decks
  • EXTERIOR SEALANT: Apply exterior weather sealant at decks and trims as requested
  • POOL: Service pool filters, heaters, and related systems
  • AUTO: Seasonal mechanical service, oil change, filters, windshield wipers, top off all fluids, check tire pressure
  • AUTO: State inspection as required
  • AUTO: Detailing, Cleaning inside and out
  • GENERATOR: Service generator, check fluid levels and filters change as required
  • LANDSCAPE / IRRIGATION: Schedule as needed based on seasonal recommendations
  • HOUSE CLEANING: Spring cleaning before arrival
  • CARPET / RUGS: Clean rugs, carpets
  • OUTDOOR FURNITURE: Place furniture including, chairs, tables, umbrellas, accessories and portable grills.
  • GRILL LP: Fill and install portable LP gas tanks as needed. (Recommend three filled tanks to be on site)
  • A/V REMOTES: Install batteries in all equipment controllers
  • SMOKES / CO DETECTORS: Replace batteries at all smoke and carbon monoxide detectors
  • APPLIANCE: Routine appliance service as needed. Inspect and service all appliances for proper operation


  • ON CALL: Should un scheduled services be required during the summer months, we will make every effort to accommodate request in a timely manner.


  • POOL: Schedule pool closing and winterization
  • HVAC: Service heating and air conditioning system, check for proper operation
  • AUTO: Place in storage, cover and or connect battery tender
  • AUTO: Fall / Winter service and maintenance. If vehicle to be exposed to seasonal weather and outdoor conditions, vehicle to be started and driven every 2 weeks nominally.
  • LANDSCAPE / IRRIGATION: Drain and winterize irrigation system
  • OUTDOOR FURNITURE: Store all outdoor furniture, place umbrellas and upholstered cushions in conditioned space. Store all other furniture in pre determined storage areas
  • A/V REMOTES: Remove batteries from all equipment controllers not in use
  • PLUMBING: Turn off and winterize outdoor showers, and spigots. Drain house and shut down water main.
  • SECURE DOORS AND WINDOWS: Insure all doors and windows are locked properly. Storm panels installed, storm windows placed in winter positioning.
  • BATH AND DRYER VENTING SYTEMS: Clean all exhaust ventilation systems, clear of any debris build up for proper and safe operation


  • PROPERTY MONITOR: Weekly visual inspections of the property, its structures and fixtures
  • PLUMBING: When house is in service but vacant, all plumbing fixtures to be exercised on a semi monthly bases (Flush toilets, run faucets, bath and shower controls)
  • AUTO: Start and exercise vehicles exposed to seasonal weather and outdoor conditions
